The villa has three floors connected by an internal staircase. The main entrance is reached via an external flight of 20 steps with a French window leading into the large living room, brightly-lit and panoramic thanks to the large windows facing the garden. It consists of a living area furnished with sofas, TV, piano, fireplace, bar corner and study corner. A screen of original 1920s windows in Art Nouveau style separates the living area from the dining area with direct access out to the portico. Two different entrances lead to the professionally-equipped kitchen with wood oven. Three guest bathrooms complete the floor, one of which is suitable for the disabled. On the first floor is the sleeping area, consisting of five suites, two composed of double bedroom, single bedroom, living area and bathroom with shower and three composed of double bedroom, living area and bathroom with shower. All the suites are equipped with a safe. The laundry room is located in the basement.
The park and garden for the exclusive use of guests are completely fenced and spread over several levels for a total area of about 3000 sq m. The garden is covered by well-kept areas of lawn shaded by cedars of Lebanon, firs, maritime pines and lime trees with benches to admire the wonderful panorama of the plateau that stretches between the two regions of Marche and Umbria. Roses, geraniums, Lydian broom and various flower beds with Cerastium tomentosum (snow-in-summer) and wild geraniums embellish the garden and enhance the scenic atmosphere of the place. In the upper part of the garden, adjacent to the villa, is an area with sofas, hammock and a portico equipped with tables and chairs, ideal for outdoor meals. A path leads to the infinity pool, equipped with a small beach suitable for younger children and Roman steps. The solarium area is equipped with sunbeds, umbrellas and a gazebo with sofas. Also in the pool area is a bar corner equipped with a fridge, ideal for poolside apéritifs while enjoying the wonderful view, a barbecue area, a wood oven and a bathroom with shower. Another path leads to the lower level of the garden used as a parking area with 6/7 uncovered parking spaces.
The swimming pool is located at a lower level than the villa which is about 50 metres away. It can be reached via the main flight of 20 steps and the paved drive. Measuring 17 x 6 m with a constant depth of 1,20 m, it is lined in PVC with a particular colour that helps render the water a beautiful deep blue colour and has chlorine purification and internal lights. Entrance to the water is via a little beach and large steps. The solarium in stamped concrete is equipped with sunbeds and umbrellas, a gazebo with sofas, an outdoor shower, an adjacent bathroom with shower and a bar corner with fridge. The pool is open from the last Saturday in April to the first Saturday in October.
Villa Cappelletti is located in a hilly position in a small hamlet of the municipality of Serravalle di Chienti, in the province of Macerata, on the border between Marche and Umbria. It is an ideal location for exploring the most beautiful localities in both regions. The villa is located just 6 km from Colfiorito, where you can find shops, restaurants and all main services. The Colfiorito area is also known for the Colfiorito Regional Park, consisting of large flat tectonic-karst basins, an endless plateau with elements of exceptional value in the centre, such as the marsh of the same name and the archaeological remains of the Roman town of Plestia. A protected natural area, ideal for walking or cycling. Little towns among the most beautiful in Italy, places steeped in history and culture, perfectly preserved medieval abbeys and historic town centres, wonderful natural oases of both Umbria and Marche are easily accessible thanks to the excellent highway a few km from the villa, the SS77 of the Val di Chienti. Among the main attractions of Umbria, within easy reach are Assisi, the town of Saint Francis, Rasiglia, the "little Venice of Umbria", as well as Spoleto, Perugia and Gubbio, the charming borghi of Bevagna, Spello, Trevi and Montefalco where time seems to have stopped, the Marmore Falls, the highest artificial waterfall in Europe. In Marche is Camerino, seat since the Middle Ages of one of the most prestigious Italian universities, the towns of Macerata, Fabriano, Tolentino, Recanati and Loreto. The Frasassi Caves, among the largest in Europe and a UNESCO World Cultural and Natural Heritage site, represent an unmissable stop for those visiting Marche. For sea lovers, just an hour away is Civitanova Marche and Porto Sant’Elpidio with their wide sandy beaches and promenades teeming with bars, restaurants and clubs. This area is famous for the production of excellent legumes such as lentils, cicerchia and chickpeas, for the Colfiorito red potato, a PGI product celebrated with a festival in August and for the presence of cheese factories that produce high quality cheeses. Well-renowned is the Montelago Celtic Festival, a great event dedicated to Celtic music and culture that takes place on the first weekend of August and attracts visitors from all over Europe.
