Nestled among the hills of Urbino, Villa Banci is an old farmhouse dating back to the end of the 18th century that has been completely renovated. As evidence of its history, it preserves, inside, some antique furniture and, outside, some of the original construction materials in stone. Just 9 km from Urbino, a town of immense historical and artistic wealth, proclaimed a UNESCO World Heritage Site, Villa Banci is surrounded by greenery and boasts a strategic position that will allow you to fully relax and also to easily reach the nearest towns of interest, such as Gradara, San Leo and Pesaro up to the Republic of San Marino.
The Apartments
Villa Banci consists of two floors and a separate guest house, situated in front of the swimming pool and solarium. In this case, the villa is rented with the exclusive use of the guest house and of the first floor which can be accessed through an independent access from the outside. On the first floor, there is a well-equipped kitchen, a living room with TV (large flat screen TV and satellite), 2 double bedrooms, 1 twin bedroom and a bathroom with shower. On the terraced area, there is the large swimming pool next to which stands the guest house with loggia equipped with sofas, garden table and chairs for outdoor dining. There is also a large brick barbecue. A kitchen and a living room, altogether, with a double sofa bed for 2 people and bathroom with shower complete the amenities of the small guest house, very comfortable for enjoying the exterior of the property.

Property description
The complex consists of a villa and an annex. VILLA. It has two floors. On the ground floor the main entrance leads, across a hallway, to the large taverna consisting of a dining area and a living room with a fireplace and TV area, both with direct access to the garden through two French windows. Continuing on the right is a guest bathroom, preceded by a step, and a small kitchen conveniently connected to the garden via a French window. To the left of the kitchen is a double bedroom with an ensuite bathroom with a shower. On the first floor, accessed via an internal staircase built with old stones from the Urbino quarry, is a relaxation area and, on the left, a kitchen with a large fireplace. The kitchen is also easily accessible from an external staircase in front of the annex. From the kitchen, three steps lead up to three bedrooms, one a double with a divisible bed and two with queen size beds. ANNEX. Located on a raised floor with respect to the villa, it is reached up seven steps and is composed of a cozy kitchenette, a TV area, a bathroom with shower and a laundry area. A French window leads out to the main outdoor living area, under a wooden portico, consisting of a large table with chairs and a barbecue. The portico faces directly onto the pool and is the ideal place for preparing lunches or dinners and appreciating the relaxing hilly landscape.
Extending for about 1100 sq m, the park is completely fenced and is accessed through an elegant wrought iron gate. A ramp leads to the internal parking area with space for four cars while along the left side of the villa is another parking area with space for three cars. The park extends over three levels, full of different types of vegetation made up of olive trees, birches, firs, holm oaks and palms as well as various relaxation areas complete with umbrellas, seating and small tables, where you can partake of outdoor lunches and dinners while enjoying the view. In front of the main entrance, under a gazebo, is a table football table, for the entertainment of adults and children.
The swimming pool is located on a higher level with respect to the villa, about 20 m from the main entrance. Enhanced by olive and palm trees, hedges, bushes and various flowering plants, it can be reached from different points: from a small flight of nine steps, on the left side of the villa, from the annex in front of the portico and also across a handy lateral ramp in the lawn. Irregular in shape and measuring 11 x 4,40 m with the depth ranging from 1 to 1.45 m, the pool is lined in PVC and has chlorine purification, internal lighting (also present in the surrounding area) and is accessed via Roman steps and a metal ladder. The solarium area, partly non-slip ceramic paving and partly lawn, is equipped with umbrellas, sunbeds, small tables, chairs and a solar-heated shower. The pool is open from the last Saturday in April until the first Saturday in October.

Villa Banci is located in Pieve di Cagna, an old fortified borgo in the province of Urbino, an enchanting town with a Renaissance flavor, proclaimed UNESCO World Heritage Site. The property boasts a strategic position, which makes it the ideal destination for those wishing to visit the natural and cultural beauties present between the regions of Marche and Emilia-Romagna. About 200 m from the property is a bus stop for Urbino, passing through Gadana, where you will find basic services and shops. Within a radius of 50 km, splendid borghi such as Gradara and San Leo and enchanting San Marino are within easy reach. The Pesaro-Urbino exit of the A14 motorway is 36 km from the property and allows you to reach the most important towns of the Adriatic coast such as Pesaro, Riccione and Rimini.

Tolle alte Villa, traumhaft in den Hügeln gelegen, viel
olle Villa, schön in den Bergen/ Hügeln bei Urbino gelegen. Fahrzeit nach Urbino ca 15 min, nach Rimini ca 1 Std.
Drei Doppelzimmer mit angrenzendem Bad und Küche im ersten Stock, dazu ein Fernsehzimmer. Ein Doppelzimmer mit eigenem Bad und Küche im Erdgeschoss, ein Doppelzimmer mit Bad und Küche im Poolhaus. Ein riesiger Salon im Erdgeschoss mit alten Möbeln, einer grossen Tafel und offenem Kamin als Gemeinschaftsbereich. Grosser Garten mit gepflegtem Pool, ca. 10 Liegen vorhanden. Aussengrill und Tisch für ca 8 Personen im Freisitz vor dem Poolhaus.
Netter und hilfsbereiter Besitzer. Klare Empfehlung.

Villa has own private Pool and separate House in Garden thats good. Villa is 8km from Urbino city we did not liked, too far away from walking distance. Overall we linked to be there during our holiday with private Pool and peacefull environment.
