The villa has two floors, connected both internally and externally. From the entrance on the ground floor you enter a cosy taverna (basement room) with TV and Playstation for the kids' entertainment, an eat-in kitchen overlooking the park and swimming pool, a double bedroom and a bathroom with shower. The elegant external staircase up to the main entrance on the first floor leads into the refined living room with fireplace. Four double bedrooms and two bathrooms, one with tub and one with shower, complete the floor. All the bedrooms have air conditioning.
Villa Agostini, with its 3000 sq m of park, is characterised by large areas of plush lawn that surround the house and the swimming pool, interrupted here and there by fragrant coloured flowers with hedges that delimit the spaces. The portico, with a brick barbecue and a wood oven nearby, is set up for outdoor meals while the pergola is perfect for enjoying a good glass of wine while admiring the sunset with a breathtaking view of the surrounding hills. A well-kept garden full of herbs, roses, lavender and jasmine completes this beautiful outdoor area. There is a 4-car, outdoor parking area between the automatic iron gate and the villa.
The irregularly-shaped swimming pool, located on the same level as the house and just a few metres from it, is situated on the side opposite the driveway. Measuring 8 x 4 m with a constant depth of 1,40 m, it is lined in PVC and has Roman steps for access to the water. There is a waterfall and external and internal lighting. The stone-paved solarium area is equipped with sunbeds and an outdoor shower. The pool is available from the last Saturday in April to the first Saturday in October.
Thanks to its location, in an area straddling the lush Marche region and fascinating Tuscany, the property is the ideal starting point for exploring the most important historical and cultural centres of the two regions. 20 km away is Urbino, a Unesco World Heritage Site and a centre of remarkable artistic beauty, located in a beautiful panoramic position. In the opposite direction is San Marino, enclosed within fortified walls, which offers an intriguing journey through the characteristic districts of a distant era, with countless corners and panoramic views of incomparable beauty. For those who love the sea, 50 km away are the shallow sandy beaches of Emilia Romagna. The railway station and the motorway exit are 50 kilometres away.
