The villa has two floors. The main entrance leads to the entrance hall with a fireplace and from here to a dining room with round table and the large kitchen with a pantry and direct access to the outside. The dining room leads to a double bedroom and a bathroom with a shower. The staircase to the left of the main entrance leads up to the first-floor sleeping area consisting of two double bedrooms, one with an ensuite bathroom with a shower, a twin bedroom with an ensuite bathroom with a shower and a bathroom with a shower. The floor is completed by a living area with a sofa and two single pouf beds, thus providing two additional single beds. This living area has an independent entrance from an external staircase that leads down to the garden and parking area.
A level garden surrounds the house for about 2000 sq m and is part of an unfenced property of ten hectares, of which approximately four are woodland. This semi-hilly stretch of countryside is characterized by oaks, field maples, elms, and laurels, one of which is monumental, with about 150 olive trees of various ages and sizes, mimosas, yews, cypresses, walnut and wild cherry trees, Aleppo pines and acacias, fruit trees, apple, pear, fig and plum trees, rowans, almond, strawberry and willow trees. The garden is surrounded by hedges of laurel, teucrium, rosemary, helichrysum, lavender and santolina, by borders of thyme, photinia, nandina, plumbago, loropetalum and gaura and adorned with roses, broom, vines, Virginia creeper, jasmine, yellow daisies, hydrangeas, periwinkles, acanthus and other flowering plants. Just outside the kitchen is the wood-burning oven and a technical/storage room housing the washing machine. Here a pergola covered with Virginia creeper is the ideal place for outdoor dining while the beautiful brick and wood gazebo in front of the swimming pool is furnished with sofas where guests can relax and enjoy the wonderful panorama.
The infinity pool in a panoramic position measures 16 x 4 m with a constant depth of 1.40 m. Accessed by Roman steps, it is lined in dark grey PVC and has a chlorine purification system. The solarium is partly paved in golden travertine (about 20 sq m) and the rest extends into the adjoining lawn which is accessed by a small iron gate, thus delimiting the pool area. It is available from the last Saturday in May to the first Saturday in October.
The villa is located in the municipality of Monterubbiano, one of the pearls of the Fermo hinterland which dominates a good part of the Aso Valley and enjoys a magnificent view of the valleys, from the nearby Adriatic Sea to the Sibillini Mountains. Monterubbiano has lost much of its fortified system, except for the keep and some sections of the walls, but has preserved its medieval layout. There are palaces and churches to visit, such as the Palazzo Comunale, which houses the civic art gallery on the first floor, and the Collegiate Church of Santa Maria dei Letterati, which contains a painting and three panels by Vincenzo Pagani, an artist of the first half of the 16th century, born in Monterubbiano. Other buildings to visit include the Pagani Theatre, and the ancient parish church of SS. Stefano e Vincenzo dating back to the 11th century, the church of SS. Giovanni Battista e Evangelista, with 15th-century frescoes, the church of Santa Maria del Soccorso, the monumental cemetery, the Giacomo Leopardi public garden and the 15th-centuryJewish Ghetto. Very interesting is the San Francesco Cultural Centre, a multipurpose facility that includes an Auditorium, a Historical Archaeological Museum, a Library, an Exhibition Hall, an Environmental Education Centre and a Botanical Garden. A typical local dish is fried tagliatelle, to which a summer festival is dedicated (in August). The most important festival that takes place in Monterubbiano during the year is "Sciò la Pica" (shoo away the woodpecker), held on the day of Pentecost: it is the perpetuation of the rite of Ver Sacrum, that is, the transmigration, made as a vow to the gods of a Sabine population that left the Rieti basin to settle in the Piceno area, guided by the flight of a woodpecker.
A few kilometres away are some of the most beautiful borghi in Italy: Petritoli, Moresco and Torre di Palma. The Monti Sibillini National Park is about 50 km away while the beaches of the Adriatic Sea are within 15-25 km. The motorway exit is in Pedaso, about 16 km away, and in Porto San Giorgio (if coming from the north) about 24 km away. The nearest railway stations are in Pedaso and Porto San Giorgio. All main services can be found in Monterubbiano, about 2 km from the villa.
