RECEPTIVE STRUCTURE (CIN: IT043012B518G2FWQQ CIR: 043012-AGR-00007) Villa Cherubini is located on a hill, surrounded by olive groves, immersed in the tranquility of the Marche countryside, offering a panoramic view from Monte Conero to Cingoli, known as the "Balcony of the Marche." The villa, entirely clad in stone, was restored in 2020 from a typical country farmhouse. The outdoor spaces are surrounded by olive trees, pines, and cypresses, with a large lawn and a salt-purified pool with a hydromassage area.

The villa, passed down through generations, reflects the owners' passion for nature and organic extra virgin olive oil produced at the family farm nearby. The area is also renowned for its local wineries. Its location allows easy access to art cities like Macerata, Loreto, and Ancona, while the surrounding scenic routes are ideal for hiking or cycling. Basic services are only 700 meters from the villa.
The villa, approximately 140 sqm, is spread over two floors, not internally connected but only via an external staircase.

FIRST FLOOR
: Two double bedrooms (one with a queen-size bed) with en-suite bathrooms with showers, two double bedrooms (one with an additional single bed), and a bathroom with a shower.
The laundry/guest bathroom is located on the ground floor with an external entrance.
The 1500 sqm garden, partially fenced, is located at an altitude of 360 m and surrounds the villa. The garden is flat up to the pool, with a slight slope towards the olive grove. The spaces are enhanced by hedges, cypress trees, maritime pines, and centuries-old olive trees. The pergola, furnished with a table and chairs, offers a breathtaking view for outdoor dining. In the evening, strategic lighting creates a charming atmosphere around the pool and throughout the garden. External parking for 4 cars.
The panoramic swimming pool is located on the same level as the house, which is about 10 metres away. The pool, lined in marble-effect PVC to give it as natural an appearance as possible, is rectangular and measures 9 x 8 m. About half of the pool is occupied by a small beach entrance, with a constant depth of 0.40 m, which includes a whirlpool area. The remaining part of the pool has a constant depth of 1.50 m and is accessible via two submerged steps. The pool has salt purification and internal lighting. The surrounding area, paved in terracotta, is equipped with sunbeds, deckchairs, umbrellas and a solar shower. The pool is open from the last Saturday in April to the first Saturday in October.

Cingoli is called the "Balcony of the Marche" thanks to its panoramic position over the Marche region, and is located on the summit of Monte Circe, at 631 m above sea level. It is part of the “Borghi più Belli d'Italia” (Most Beautiful Villages in Italy) and the Orange Flags Club. From a large terrace on the medieval castle walls, it is possible to admire a large part of the Marche region, with the natural backdrop, on the horizon, of the Adriatic Sea and Monte Conero. The historic centre is characterised by a succession of noble palaces with warmly-coloured plasterwork and Renaissance portals. The municipal territory of Cingoli boasts a rich natural and historical-architectural heritage. Nature lovers can enjoy beautiful walks or bicycle rides through the woods surrounding Cingoli. Furthermore, thanks to its strategic position, between the Adriatic Sea and the Gola della Rossa e di Frasassi Regional natural Park, Villa Cherubini is a perfect location for exploring the unique Frasassi Caves and the small villages of the Marche, which surprise visitors with their incomparable beauty. Within a radius of 100 km are important tourist and cultural centres such as Macerata, Corinaldo, Recanati, Loreto, Ancona, Pesaro and, of course, the beaches of the Adriatic Sea and the Conero Regional Natural Park. Just 7 km from the villa is the Verde Azzurro Aquapark. Shops for basic necessities are located in Frazione Torre, about 700 metres from the villa.
